Business finance in Edinburgh

Business finance in Edinburgh can support equipment, operating cash, eligible invoices or commercial premises, but the application needs a defined purpose and an affordable repayment plan. Sorbus Finance supports Edinburgh remotely from Chesterfield without claiming a local branch or guaranteed Scottish funding.

In almost all circumstances we do not charge a broker fee. Should a broker fee be chargeable you will be made aware clearly in advance and it will be agreed in writing before you proceed. Read our Initial Disclosure.

The short answer

What is business finance?

Business finance is a broad term for the ways a business can fund costs, assets, cashflow or premises. It includes business loans, asset finance for equipment and vehicles, invoice finance against eligible business-to-business invoices, and commercial property finance. No single option suits every business: the right fit depends on what is being funded, how and when it will be repaid, the security available and how a lender assesses the application.

Broader than a loan: four main routes

Each route works differently. None is automatically suitable; lenders decide based on the business, the purpose and the security.

Business loans

What it is
A lump sum repaid over an agreed term, which may be unsecured or secured.
When it may fit
May be worth considering for working capital, a one-off project, refinancing or a cost that is not a single physical asset.
Watch for
Contractual repayments remain due even if trading changes, and a personal guarantee may be required.

Asset finance

What it is
Hire purchase, leasing or refinance tied to a specific piece of equipment, machinery or vehicle.
When it may fit
May be worth considering when the funding need is an identifiable asset whose intended use and working life fit the proposed agreement.
Watch for
The asset can be repossessed if payments are missed, and ownership, tax and end-of-term terms differ between agreement types.
Asset finance explained

Invoice finance

What it is
An advance against unpaid invoices issued to other businesses, through factoring or invoice discounting.
When it may fit
May be worth considering where the business sells to other businesses on credit terms and cash is tied up waiting for payment.
Watch for
Only eligible B2B invoices count. Customer concentration, disputes and contract terms can reduce what is available, and minimum terms or notice periods can apply.
Invoice finance explained

Commercial property finance

What it is
Commercial mortgages and related lending to buy, refinance or release equity from business premises.
When it may fit
May be worth considering when buying owner-occupied premises or refinancing a commercial property.
Watch for
The property is used as security and is at risk if repayments are not kept up. Valuation, legal and arrangement costs add to the total.

Build evidence for the period before expansion earns income

If an Edinburgh business is opening a site, developing a service or preparing for an event, show the commitments that arise before revenue is collected. Advance bookings, deposits received and projected future sales have different cash and contractual implications. Explain cancellation terms and when any customer income becomes available, rather than treat all expected receipts as certain.

Business Gateway Edinburgh states that it delivers business support on behalf of the City of Edinburgh Council, including advice and workshops for new and existing firms. That is a useful source for business preparation, not an automatic finance approval. Confirm support criteria and have appropriate advisers review any Scottish property or security documents involved in a borrowing proposal.

Hypothetical planning examples

These are illustrative scenarios to help you think through a decision. They are not real Sorbus Finance cases or customers, and any finance route mentioned would depend on lender assessment.

Hypothetical example

Preparing an operation around bookings or events

Situation: If a business commits to equipment and staffing before booked activity takes place, it needs to understand which receipts are confirmed, refundable or still forecast.

Considerations: Map supplier payments and cancellation exposure against actual cash receipts. Do not assume a booking is an eligible B2B invoice or that projected ticket income can be advanced.

Question to ask: What remains affordable if expected bookings change or income arrives later?

Discuss pre-delivery working capital
Hypothetical example

Acquiring premises without exhausting operating cash

Situation: If a business purchases a property, the deposit and professional costs may reduce the cash available for stock, people and equipment.

Considerations: Provide the property use, borrower and ownership structure, and obtain appropriate legal advice. Compare the property commitment alongside every other facility rather than assess it in isolation.

Question to ask: How much operating cash remains after completion and the purchase costs?

How to choose between finance routes

Five questions worth answering before speaking to any lender or broker.

  1. 1

    What exactly is being funded?

An asset, a cashflow gap, a premises purchase and a general growth plan often point towards different structures. Matching the finance to the purpose is usually the first filter.

  2. 2

How long will the benefit last?

Spreading repayments far beyond the useful life of what is funded can leave the business paying for something it no longer uses. Very short terms can strain monthly cashflow.

  3. 3

    Where will repayments come from?

A lender will want to see a credible source of repayment from trading income, not from the funding itself. Seasonal or contract-based income may need a structure that reflects it.

  4. 4

What security and guarantees are you prepared to give?

Decide in advance whether you are comfortable offering assets, property or a personal guarantee, and take independent legal advice before signing one.

  5. 5

Are there existing facilities or charges?

Debentures, existing lender charges or exclusivity clauses can affect what a new lender is able to offer.

Documents to prepare

Requirements vary by lender and product. Having these ready usually makes the conversation more productive.

  • Recent filed accounts and, where available, up-to-date management accounts
  • Recent business bank statements
  • A short explanation of what the funds are for and how repayments will be met
  • Details of existing borrowing, leases, overdrafts and any security already given
  • Cashflow forecast, particularly for growth, seasonal or project-based funding
  • Aged debtor and creditor reports if invoice finance is being considered
  • Supplier quote or specification for asset purchases
  • Property details, tenure and any valuation information for property finance
  • Identification and address information for directors and significant shareholders

How lenders assess an application

Each lender applies its own criteria, but most look at similar themes.

Affordability
Whether trading income can cover the new repayments alongside existing commitments, often tested using accounts, bank statements and forecasts.
Credit history
Business and, frequently, director credit records, including missed payments, county court judgments and recent applications.
Trading history and stability
How long the business has traded, the trend in turnover and profit, and how dependent it is on a small number of customers.
Purpose and security
What the funds are for, what security is offered, and for assets or property, the expected value and resale prospects.
Sector and lender appetite
Lenders set their own policies, and appetite for particular sectors, structures or deal sizes can change over time.

Total cost, security and guarantees

  • Compare the total amount repayable, not just the monthly payment or headline rate. Arrangement, valuation, legal, documentation and early settlement fees can all add to the cost.
  • Secured borrowing places the asset or property at risk if repayments are not maintained.
  • A personal guarantee can make the guarantor personally liable for the business debt. Take independent legal advice before giving one.
  • Finance is subject to status and lender criteria. An enquiry does not mean an application will be approved, or approved on the terms requested.

Independent support and sources

These organisations are independent and not affiliated with Sorbus Finance. Programmes, funding and eligibility can change, so check current details directly with each body.

Business finance questions: Edinburgh

Who provides the local Business Gateway service in Edinburgh?

Business Gateway Edinburgh states that it delivers support on behalf of the City of Edinburgh Council. This is an independent business support route, not a Sorbus Finance office or lender. Check current services and programme criteria with Business Gateway.

Can an Edinburgh business borrow against forecast booking income?

Forecast receipts are not automatically security or eligible invoices. Explain confirmed bookings, cancellation conditions and when cash can be collected. A lender may consider wider business-loan affordability, but the amount and suitability depend on its assessment rather than the forecast headline alone.

Is business finance in Edinburgh the same as a business loan?

Business finance is broader. It includes loans, equipment funding, finance against eligible B2B invoices and commercial property finance. Start with the purpose, timing and repayment source, then compare the appropriate routes. One product is not automatically suitable for every cost.

What documents will I need to explore business funding?

Requirements vary by lender and product. Recent accounts, business bank statements, existing borrowing details and an explanation of the purpose are useful starting points. An asset quotation, debtor report or property details may also be needed depending on the facility.

Can I use different facilities for equipment and working capital?

Potentially. Separating identifiable assets from operating costs can help match the funding to each purpose. Check the combined repayments, fees, existing security and any restrictions on additional borrowing. Each lender still needs to accept the proposed arrangement.

Does unsecured business finance mean there is no personal risk?

No. Unsecured does not necessarily mean that no personal guarantee is required. A guarantee can make the guarantor personally liable if the business cannot repay. Understand the scope and take independent legal advice before agreeing to it; repayment obligations also remain enforceable.

How should I compare the cost of business finance?

Compare the total amount repayable, repayment schedule, fees, security, guarantees and settlement terms, not just a headline rate or monthly payment. For an ongoing facility, review its charging basis and operating requirements as well. A longer term may lower repayments while increasing overall cost.

Can a new business enquire about finance?

Yes, but an enquiry is not an approval. Some products require an established trading history, eligible invoices or suitable assets. A lender may need a business plan, forecasts and evidence of how repayments would be met. Availability and terms depend on the applicant and product criteria.
