Refrigeration and cold-chain finance
Cold rooms, blast chillers, freezer stores, refrigeration plant and temperature-controlled vehicles keep product moving. Here is how to think about funding them.

What cold-chain funding can cover
For producers and wholesalers the cold chain usually spans storage on site, chilling or freezing after processing, and temperature-controlled delivery. Typical assets include modular cold rooms and freezer stores, condensing units and refrigeration plant, blast chillers and freezers, refrigerated display or holding units for trade counters, and vans or trucks with insulated bodies and refrigeration units.
Handling equipment inside cold stores, such as forklifts and pallet trucks, is often funded alongside. See our forklift finance guide for the questions lenders ask about materials handling kit.

Removable assets versus building works
Lenders tend to be more comfortable with assets that can be removed and resold. A refrigerated van or standalone blast chiller is easier to value than a cold store built from panels fixed into a leased unit. Where a project includes construction, insulation, drainage or electrical upgrades, part of the cost may need a business loan or another structure. If you rent your premises, check whether the landlord must consent to installation and what happens to fixtures at the end of your lease.
For vehicles, the body and refrigeration unit are often supplied separately from the chassis. Confirm how each is invoiced and whether the lender will fund the complete vehicle as one asset.
Running costs and spoilage risk
Refrigeration depends on reliable power and regular servicing. A failure can mean lost stock as well as repair bills, and finance repayments continue while you deal with it. Budget for maintenance contracts, breakdown response and insurance, including stock cover, which are not necessarily part of the finance agreement. Your temperature control procedures and food safety obligations remain yours; seek advice from your supplier and local authority rather than relying on equipment specifications alone.
Before committing to cold-chain kit
Check power capacity first
New refrigeration may need a supply upgrade. Get that cost and timescale confirmed early, because it can change the project budget and the funding mix.
Own, hire or outsource
Compare buying cold storage with renting space from a third-party cold store or hiring units for seasonal peaks. Owned capacity commits you to fixed repayments.
Vehicle versus contractor
Running your own refrigerated fleet adds drivers, maintenance and compliance. Weigh that against using a temperature-controlled haulier.
Consider existing assets
If you own vans or plant outright, asset refinance may release cash, but it adds a secured commitment against assets you already rely on.
Costs and risks to weigh
- Financed equipment and vehicles are security and can be repossessed if payments are missed; personal guarantees may be requested.
- Equipment fixed into premises may be hard to remove, affecting how much a lender will consider.
- Total cost over the term can be well above the cash price; compare total amounts payable.
- Early settlement may involve charges defined in the agreement.
- Maintenance, breakdown cover, power upgrades and stock insurance are not necessarily included.
- Finance does not confirm a vehicle is road legal or that equipment meets your food safety needs.
Sorbus Finance is a broker, not a lender, and works with a selected panel of lenders rather than the whole market. Any offer, cost, deposit, security or guarantee requirement depends on the lender's assessment and the agreement itself. Ask for a written breakdown of lender charges and any broker fee. VAT and tax treatment depend on your business circumstances and structure; take advice from your accountant.

hello@sorbusfinance.co.ukFrequently asked questions
Can a walk-in cold room be financed?+
Modular cold rooms are sometimes considered, but how a lender views them depends on how removable they are, the supplier and the overall package. Fixed building works may need a different route.
Can I finance a refrigerated van with the body and fridge unit?+
Often the complete vehicle can be considered together, but this depends on how the chassis, body and unit are supplied and invoiced. Confirm before ordering.
Is maintenance included in the payments?+
Not necessarily. Some suppliers offer service packages that may be bundled; others are separate. Check exactly what each agreement includes.
Should I buy cold storage or rent space?+
It depends on your volumes, how stable they are and your cash position. Renting keeps flexibility; owning commits you to repayments whatever your throughput.
Can used refrigeration plant be financed?+
Appetite for used equipment is case-specific, and refrigeration age and condition matter. An engineer's report may help.
Does finance mean my cold chain is compliant?+
No. Finance does not certify temperature performance or food safety. Those responsibilities remain with your business and its advisers.
